Necron Group acquires DC Manzana

logistics development in Almere

Necron Group AG has acquired DC Manzana from Appel Realty. This high-quality logistics development is situated on the Stichtsekant business park in Almere, and with this transaction, Necron further expands its European logistics portfolio to approximately 400,000 square metres in the Netherlands.

DC Manzana is a state-of-the-art distribution centre with a gross floor area of approximately 32,000 m², situated on a plot of over 40,000 m². The complex comprises approximately 26,700 m² of warehouse space, 1,700 m² of office space and 3,500 m² of mezzanine, features 25 loading docks, has a clear height of 12.2 metres and approximately 220 parking spaces. The property is being developed with a strong focus on sustainability and will be delivered with a BREEAM Excellent certificate.

The distribution centre is leased on a long-term basis to Mascot Online B.V. Mascot Online combines e-commerce with fulfilment services. They import consumer products for online sale and also handle all logistics for both their own products and those of external suppliers.

Strategic location
DC Manzana is situated at Business Park Stichtsekant 3, directly on the A27 with fast connections to the A1 and A6, and is a short distance from Amsterdam, Schiphol Airport, the Port of Amsterdam and major rail and inland waterway terminals. Almere is rapidly developing into a fully-fledged logistics hub within the Amsterdam Metropolitan Area, partly thanks to its space, labour market and infrastructure.

Long-term value creation
The acquisition fits seamlessly within Necron’s strategy to invest in future-proof last-mile and mid-mile logistics hubs in strategic locations near the Randstad. The development combines scale, flexibility and sustainability and is positioned to respond to the structurally increasing demand from logistics and e-commerce users.

“DC Manzana is a typical Necron project: a high-quality logistics development in an excellent location, with a strong tenant and a long-term lease. Assets of this kind form the backbone of our logistics portfolio in the Netherlands and beyond,” said Gerard van Liempt, CEO of Necron Group AG.

Appel Realty was founded 4.5 years ago by Pim Appel and focuses on inner-city (re)developments and logistics developments. “The launch of this high-quality distribution centre began with the trust placed in us by the tenant, Mascot Online B.V. We are delighted to have been able to provide Mascot with a distribution centre that accommodates their strong growth ambitions and thank Necron for the pleasant collaboration and their hands-on approach in this deal. We are confident that this DC will be a valuable and sustainable addition to Necron’s portfolio,” adds Pim Appel.

Necron was advised by Stibbe (legal and tax), Londen & Van Holland (tax) and Bouwaccent (structural engineering).

Appel Realty was advised by Holdinga Matthijssen & Kraak (legal), Bouwinzicht (structural engineering), 1530 Real Estate (commercial) and Rechtstaete (tax).

Hercuton is constructing the distribution centre, with completion scheduled for mid-2026.
